TENANT TERMS AND GUIDANCE NOTES
Taylor Cole Residential Lettings will assume all applicants have inspected the property internally and externally, at the time of viewing and are satisfied with the condition and the contents of the property, before making an application for Tenancy.
PLEASE READ THESE TERMS AND GUIDANCE NOTES CAREFULLY BEFORE SUBMITTING AN APPLICATION FOR TENANCY AS EACH TENANT WILL BE BOUND BY SUCH TERMS AND CONDITIONS AS SOON AS AN APPLICATION HAS BEEN ACCEPTED.
APPLICATION FOR TENANCY - All prospective Tenants must be aged 21 or over, unless otherwise agreed by the Landlord, and required to complete a reference application form to apply for Tenancy.
RIGHT TO RENT - All prospective Tenants will need to provide identification documents to Taylor Cole Residential Lettings when applying for a Tenancy. Copies will be taken and kept on file for the term of the Tenancy. References will not be applied for without receipt of appropriate identification documents.
REFERENCES - A referencing fee per Tenant is payable upon application. Taylor Cole Residential Lettings work in association with Rent4Sure who will undertake a credit check and seek to obtain references from Employers, Bank, Landlord/Landlords and letting agent. All Tenancies are subject to receipt of satisfactory references and approval by the Landlord. Taylor Cole Residential Lettings do not guarantee the offer of a Tenancy. Reference fees are non-refundable.
TERM - All Tenancies created by Taylor Cole Residential Lettings are for a minimum term of six months under an Assured Shorthold Tenancy, to which you will be legally committed. A longer term/extension to the Agreement may be negotiated with the Landlord after the initial six month Tenancy.
Should the Tenancy be ended prior to the end of the Tenancy Agreement, then the Introducer Fee, normally paid by the Landlord, will be payable by the Tenant. This fee will be deducted from the Deposit, paid by the Tenant, at the commencement of the Tenancy.
DEPOSIT AND RENT - A deposit is payable prior to occupation of the property equivalent to a minimum one and half month's rent, subject to a minimum deposit of £500, together with one month's rent payable in advance. An administration fee is also payable prior to the date of occupation. Please note these funds are required three working days prior to the commencement of your Tenancy. Fees can be paid by bank transfer, cash payment, bankers drafts or by personal cheque. Should you be paying the fees by way of personal cheque, this will be required five working days prior to the commencement of your Tenancy. All cheques should be made payable to 'Taylor Cole Residential Lettings'. No interest is payable on deposits held. The deposit is held for the duration of the Tenancy and will be protected by the Tenancy Deposit Scheme, The Dispute Service. At the end of the Tenancy, subject to no rent arrears, penalties incurred for late rent payment, maintenance issues or repairs caused during the period of the Tenancy, the deposit will be refunded. The property should be left in a clean and tidy manner.
MONTHLY RENT PAYMENTS - Rental payments are to be made by standing order or cash payments to the office of Taylor Cole Residential Lettings, monthly in advance. The rent due date will be the same date your Tenancy commence for the entire period of the Tenancy. Please note that if the rent payment is not received on or before the due date, a late payment fee may be incurred. If the rent due date falls on a Saturday, Sunday or Bank Holiday, then payment is due on the preceding working day.
Tenants are jointly and severally responsible for the rent payment for the period stated on the Tenancy Agreement. Should an individual Tenant vacate the property then the remaining Tenant becomes responsible for the whole of the monthly rent. Should these circumstances arise, you should inform Taylor Cole Residential Lettings immediately.
UTILITIES - Tenants are responsible for the payment of gas, electricity, water rates, council tax, telephone and television licence fees in addition to rent. Should you wish to change the supplier of gas or electric, you must notify Taylor Cole Residential Lettings immediately, who will then seek permission from the Landlord.
PETS - Landlords do not normally allow pets. Should you own a pet, please discuss this with us prior to submission of your Tenancy application form as permission will need to be granted by the Landlord.
SMOKING - Smoking is not permitted in any of our properties.
RENEWING YOUR TENANCY - There is a Tenancy Renewal Fee payable should you wish to extend your Tenancy, also payable on subsequent renewals/extension to the Tenancy Agreement. The renewal Agreement must be signed at the office of Taylor Cole Residential Lettings.
MANAGEMENT VISITS - Properties managed by Taylor Cole Residential Lettings will be inspected quarterly during Tenancy. The condition of the property will be checked including the garden. Taylor Cole Residential Lettings will contact you in advance to arrange a mutually convenient Management Visit. Should a management visit to the property be aborted by the Tenant without prior notice, a fee may be incurred.
TENANCY AGREEMENT - The Tenancy Agreement is made between Landlord and Tenant and not Taylor Cole Residential Lettings, Taylor Cole Residential Lettings act as Letting Agent only.
INSURANCE - It is the Tenants responsibility to ensure personal belongings and furniture are covered for insurance purposes and Taylor Cole Residential Lettings advise that sufficient cover is arranged and in place at the start of the Tenancy. Contents insurance is available via Taylor Cole Residential Lettings. A copy of the contents insurance cover will be required by Taylor Cole Residential Lettings.
BURGLARY - In the unfortunate event of a burglary at the property, the Tenant should contact the police and Taylor Cole Residential Lettings immediately (Fully Managed only, using the out of hours number, if not during office hours). If a Tenancy is on a 'Let Only' basis, please ensure the Landlord is immediately advised. It is essential that the property is left fully secure whenever the Tenant is away from the property.
INVENTORY AND SCHEDULE OF CONDITION - At the commencement of the Tenancy, an Inventory and Schedule of Condition Report will be prepared (Fully Managed only). This is a list of contents and condition. You will be asked to sign this document upon occupation of the property to confirm it is a true and accurate statement reflecting the contents and condition of the property.
